Obtain Portuguese Residency Through Property Investment

Portugal has become the newest “it” property market attracting a steady flow of interest from overseas buyers due to a few noteworthy benefits differentiating the country’s property investment landscape from its neighbors.

Aside from the country’s obvious beauty, vibrant culture and relaxing lifestyle, Portugal has been one of the most popular European investment destinations for Chinese investors due to its competitive pricing, favourable tax system and Golden Visa Program to obtain EU residency and citizenship through property investment.

The Portugal Golden Visa Program is a fast-track residency for investors outside of the EU in return for a minimum property investment of €500,000. Successful applicants will be granted a five-year residence permit with the right to live, work and study in Portugal, along with visa-free travel within the 26 countries under the Schengen area of Europe. The residence permit only requires an average of seven days per year stay in Portugal. After five years as a resident, the applicant is eligible to apply for Portuguese citizenship.

Non-Habitual Residence (NHR) tax rule – offering a 20% fixed personal tax rate for local income, including exemptions on money sourced from abroad for the first 10 years of residency, as opposed to the general 48% tax rate.

With Lisbon ranked by PwC as the top real estate investment destination of 2019, international buyers are also looking into attractive yields and capital appreciation. Limited restrictions on short term holiday rentals such as Airbnb are also making property investment even more profitable for overseas buyers seeking positive returns on investment.
